Flat-fee
architecture.
Most firms charge a percentage of the final cost of the works. The more expensive the site, the more they earn. We chose the opposite: a flat fee set at signing, independent of the cost of the works. The only interest is to build well.

Preliminary design
Sketches & schematic/detailed design
Architectural concept, plans, sections, façades, photorealistic 3D. Detailed estimate of the works budget.
Permit
Complete planning file
File preparation, submission, follow-up of the administration's comments, handling of any appeals.
Execution
Technical drawings & tender
Execution details, specifications, contractor consultation file, negotiation of the contracts.
Site
Supervision & handover
Weekly coordination, quality control, handling of any variation orders, handover of the works after 1 year.

The overall fee is calculated on the basis of a complexity grid (surface, typology, heritage constraints, etc.) and remains invariable once signed. Engineering missions via Optibim are the subject of a separate quote, also on a flat-fee basis.
